How to Buy Homeowners Insurance: Advice and Tips

When a person buys a house, they have many new expenses they incur.  They have to worry about taxes and home repairs.  Also, do not forget about their mortgage payment and utilities.  Unfortunately, the fact that they are going to need homeowner insurance, slips through the cracks.

In reality, home owners insurance is not something you can afford to let slip through the cracks.  Forget about the fact that for many people purchasing a house is the biggest investment that they will make.  Forget about the fact that this investment needs to be protected and home owner insurance is the way to do that.  The truth is that your lender will not finalize your loan unless you can guarantee that it is insured for its fair value.

Start Shopping for Homeowners Insurance While You are Shopping for a Home

You do not want to be caught off guard and forced into making a rash homeowner insurance decision. However, if you wait around, this is exactly what is going to happen. Insurance agents have experienced this situation a thousand times. They receive a last minute phone call from the lender of property holder, and they must provide a quick and dirty quote and insurance binder.

To avoid this, start shopping around for homeowner insurance, as soon you get ready to make an offer on a house. This will give you plenty of time to interview different insurance representatives and do your homework on different policy options. You may want to consider getting homeowners insurance online quotes to get some ideas on prices. You will get many free insurance quotes quickly online that will help you gather important information.

Get the Home Inspected

Okay, so this one seems like a no brainer.  Unfortunately, not getting a home disclosure report is a mistake many first time homebuyers make.  In addition to discovering any potential home hazards and flaws, a positive inspection can help drive down your homeowner insurance costs.  Insurance companies are leery of houses with preexisting damages such as fire, water, or structural damages.

Go For a High Deductible

Unless you are planning to file a ticky tack claim every year, there really is no reason to have a low deductible.  In fact, the money you will save over the years from having a high deductible will be far greater than the cost of the deductible once you finally have to pay it.

Have a Good Credit Rating (easier said than done)

It may sound strange, but your credit can greatly affect what you pay for homeowner insurance. The better your credit, the less you will pay. It is advisable to check your credit report. This can be done free, once a year, through one of the three major credit bureaus. Regularly checking your credit report enables you to find errors, or discover discrepancies you may not have otherwise been aware of.

Shop Around for the Right Insurance

Not all insurance companies are created equal, so do not go with the first one you contact. Shop around and ask each insurance representative a lot of questions. Talk to a minimum of three different representatives. Get free insurance quotes online. This will give you a feel for what policy is right for you, and it is a great way to educate yourself on all of your available options.
